Fullerton Building Systems Brings Retail Projects to Market Faster With Prefab

Offsight customer Fullerton Building Systems, is a third-generation, family-owned business that has evolved over its 75 year history from a lumber provider to a state of the art commercial prefabricator. Some of their retail projects include quick serve restaurants (QSRs) like Starbucks, Taco Bell, Chick Fil A, and convenience stores including Circle K.

Retail projects can greatly benefit from the speed and cost efficiencies of prefab by accelerating the build time and enabling earlier openings for faster return on investment (ROI). Furthermore, retail chains maintain similarities in look and design which can be a strong fit for industrialized construction, which leverages repeatable manufacturing processes.

In this case study, we review how Fullerton Building Systems leverages Offsight’s Production & Quality Tracking and Reporting & Auditing capabilities to manage multiple projects from the shop floor and provide regular progress updates to executives and other project stakeholders.

Tracking Production from the Floor

With Offsight’s Production & Quality Tracking feature set, Fullerton Building Systems tracks production progress as multiple wood frame panels are manufactured and assembled for their retail projects. Operators select the specific panel they are working on, review the current progress and record crucial assembly tasks that are completed in real time.

With Offsight’s Subassembly linking capabilities, all components that end up in a finished exterior or interior panel can be tracked and their progress can be viewed from the Live Dashboard. Managers can access their finished panels to track live production progress and see which subassemblies have been completed, which are behind schedule, and identify potential bottlenecks that could impact overall project delivery.

Managing Visual Inspection

Offsight’s quality capabilities allow Fullerton Building Systems to manage sign-offs and visual inspection at various stages of the production process. If issues are discovered for specific panels during prefabrication, these issues can be marked up in a checklist and linked to the specific product and stage, or process where the error occurred. With Offsight’s Alerts Dashboard, operations managers and quality personnel can live track all open issues. Once rework or repairs are performed to close these issues, their status can be marked as Completed in Offsight’s mobile app to remove them from the active alerts. In this manner, managers can ensure that all active issues are resolved before shipment.

Providing Project Progress Updates

With Offsight’s Reporting & Auditing capabilities, the team at Fullerton Building Systems can set up automated reports to pull live production and quality information directly from the shop floor. This information is automatically emailed or downloaded as digital reports sent to specific managers and stakeholders. For example, daily quality reports with all open issues and rework performed can be sent to operations and quality managers. Similarly a workflow can be created in the Reporting Dashboard to send production progress reports to project stakeholders and customer facing representatives, with updates on how the overall project is tracking against its schedule and what percent has completed production.
